Chapparal Aspen

Located within one of the more unique residential communities in Aspen, Colorado, the Chaparral property is made up of two distinct parcels that when combined total over 900 acres of pristine farm and back country property. The 553-acre main ranch parcel is located at the corner of Woody Creek and Little Woody Creek Roads within the community of Woody Creek and only 10 minutes from the town of Aspen. The backcountry parcel includes a 371-acre enclave that is surrounded by government lands that are restricted from development. Reachable by four-wheel drive, snow mobile or snow cat, this remote parcel allows for the development of rural cabin sites for the exclusive use of the residents within the Chaparral Aspen development.

Development of this unique property involved the preparation and approval of a minimum 35-acre lot Subdivision Map; Conceptual Submission package; preparation of a Growth Management Quota System Exemption and Special Review documental; and the review and purchase of credits within the County’s Transferable Development Rights (TDR’s) program. The Chaparral project was approved by Pitkin County for the development of 10 residential parcels, one common parcel and one small-lot employee residential parcel in 1999. The property was subsequently sold to Woody Creek Ventures, LLC in 2000 who is continuing the sales and marketing program.
