Purchased by The st. Clair Company in 2002, The Creekside Ranch Specific Plan encompasses
nearly 430 acres located in the City of Norco's eastern hillside area. Surrounded by new and
existing residential neighborhoods, lhe site represents one of the last remaining large
development parcels within the City. As currently proposed, the Creekside Specifc Plan includes
the development of up to 368 low density equestrian oriented lots in keeping with Norco's animal
keeping lifestyle. Amenities will include a 20,000 square foot minimum lot size, dedicated
animal keeping areas, extensive equestrian/pedestrian trail network, a fire station site and over
180 acres of natuTal open space. A natural drainage channel will also be preserved as part of the
overall open space plan. This open space feature is planned to be integrated into the projects
equestrian trail system as well as offer a view shed amenity for adjacent home sites. To establish
the parameters of this open space feature, me St. Clair Company worked closely with State and
Federal Resource Agency officials to coordinate the overall design of the open space and
equestrian trail syslem.
The development will include the demolition, clearing and remediation of a former industrial use
on the property that has become non-conforming with surrounding residential properties.
