The Cypress Canyon project site encompasses approximately 663 acres located in the Santa Ana Canyon area immediately south of the Riverside (SR-91) Freeway at Coal Canyon Road within the City of Anaheim. The site is located approximately eight miles east of the SR-91 and the Costa Mesa (SR-55) freeway interchange at the Coal Canyon off-ramp. The project includes amending the approved specific plan to update the land use plan to development standards to meet current City regulations and market needs; revisions and updating of all environmental studies and documentation for use in the preparation of a subsequent EIR; and development of the Tentative Tract Map and infrastructure improvement plans for the development of 1,550 residential units at varying densities.
Concurrently with processing of entitlements through the City of Anaheim, The St. Clair Company was approached by the State of California with an offer to purchase the property to preserve a critical wildlife corridor. The St. Clair Company worked with the City, State and Federal officials as well as local environmental groups to secure the necessary funding for the ultimate sale of the property to the State of California in 2000. The property is currently being developed as a wildlife corridor that will represent a critical wildlife connection between the Cleveland National Forest and the Chino Hills State Park.
